The price can decline and you may find yourself with a mortgage that you can no longer afford to pay. The other big thing that you have to keep in mind about the real estate market is that it is not the fast road to riches that people make it out to be. There has always been this idea that the value of real estate increased faster than other investments and that investing in it was a way to make money quickly. In truth the value of real estate increases at a rate that is close to the same as the stock market. While this is certainly a good rate it is hardly the path to instant wealth.
The other big thing that you have to keep in mind about the real estate market is that as an investor you are going to have to be involved in managing the property. With most investments once you invest you don't have to do anything else. This isn't the case with real estate; if you buy an investment property you are responsible for maintaining it. You can do this yourself or you can hire somebody else to do it but it does have to be done.
All of the above might give you the impression that real estate is a bad investment, that is not in fact the case. It is simply to point out that you have to be aware of what you are getting into and have realistic expectations. You also have to make sure that you understand the risks. As long as you do this real estate can be a very good investment. It does provide some stability to your portfolio since it will always have value. The price of piece of property may decline but it is very unlikely to go to zero. That does ensure that you will have some value left no matter what happens.
